Additional Information

Fishermans Cottage sits above "Brewers Quay" and is set within a "no through" road enjoying spectacular panoramic views over Weymouth Harbour and bay. The cottage is within two minutes walk to the "Old Harbour" and in easy walking distance to the Nothe and the beach. The cottage is located up a hill with a steep gradual approach. Fishermans Cottage has 3 bedrooms and can sleep up to 6 people although is ideally suited for 4 people due to the smaller sized kitchen and lounge. We look forward to welcoming you. For full details and maps of how to reach us please see the directions sections of our website, www.fishermanscottageweymouth.com You can also use AAclassic route master by adding your postcode and ours, which is DT4 8JP The nearest railway stations is 1.2 miles away and approximately a 2 minute drive.Taxis are available at this station.First Direct bus service offer a bus service from the railway station to Rodwell Avenue and Hope Square, both in easy walking distance to the cottage. The streets in the area approaching the cottage are tarmac.There is a steep incline from the public carpark at Brewers Quay up to "St Leonards Road" and "Herbert Place" to the gravelled parking area to the left of the cottage.The approach along the no through road to the door of the cottage is a tarmaced level surface.

Key Collection, Welcome and Car Parking
The key to the cottage can be found in the external key box located on the front wall of the cottage under the window to the left hand side of the front door. The code to the key box is sent in writing to all visitors once full payment has been received. Car parking is available on a first come first serve basis outside the cottage on the gravelled area before the no through road.This area is for residents parking and as a visitor the cottage there is free parking permitted. We have also purchased a parking permit for the Nothe car park which is approximately a 5 minute walk away.

Entrance to Property

The clear front door opening width is 27 inches. The front door of the cottage opens out onto the level surface,tarmaced no through road. There is a 3 inch step by 3.5 inch depth doorstep from the tarmac no through walkway through the door into the lounge..

Halls, Stairs, Landings, Passageways

The wooden, white painted stairs, lead from the kitchen to the first floor onto a landing. There are 10 wooden steps, each of approximately 8 inch depth to the first floor landing. There are walls to both sides of the stairs with a handrail located on the right hand side.The first floor landing has a width of approximately 27.5 inches by 28.5 inches.There is a 9.5 inch depth (approx)step up into the bathroom and a 9 inch depth step( approx) into the first double bedroom.There is a level surface from this landing into the single bedroom.
The clear door opening width from the landing into the bathroom is approx 34 inches. There is a light switch at the top and bottom of the stairs.
There are 11 wooden stairs,each of approx 9 inch depth, from the first landing to the top floor bedroom.There is a handrail to one side and a wall to the other.
The narrowest gap from the stairs into the top bedroom is a width of approx 24 inches. Access into this bedroom may not be suitable for those with mobility restrictions.

Sitting Room/Lounge
The lounge has a level wooden floor with a woollen white rug.
There is a 3 seater settee, 2 arm chairs and 2 footstools.There are 2 fold away director chairs available for additional seating. There is a ceiling spot light operated by a mains switch and a lamp. There is a convector and night storage heater located on the wall. There is a multi fuel log burner available for additional heat if required.

Kitchen

You walk through from the lounge into the kitchen/diner.The clear opening entrance width is approx 25 inches. The flooring is wooden and level.There is a central spot lighting. The distance of the kitchen unit to wall is 71 inches.
The kitchen work surfaces are approx 37 inch height from the floor.
There is a table height 30 inches by 38 inch width which is located against the wall comfortably seating 2 which when pulled away from the wall will comfortably seat 4 but can be extended by a further 29 inches.The table would need to be moved to the centre of the kitchen which would maximise most of the space. The space between the table and kitchen unit is 38 inches when the table is against the wall. There are 6 white good quality plastic Habitat chairs without arms. The height of the wall cabinets are 55 inches, which contain glasses and crockery etc, which could be moved to a lower cupboard on request. The sink tap is a single mixer tap. There is a cordless kettle.

Bedrooms and Sleeping Areas

There are 3 bedrooms situated on the 2nd and Third floor. There is a small children's bedroom with adult sized bunk beds on the second floor.The single bedroom clear door opening space is 27 inches. The space from the side of the bed ( not against the wall) to the night storage heater is 22 inches. There is a central light,a bedside light reached by the lower bunk with a small battery operated light fixed to the bottom of the top bunk bed. The colour of the walls are white and the wooden floor is also painted white with a fluffy blue rug on the floor. All bedding is cotton and allergy free. There is a 9 inch step up from the landing into the 1st double bedroom which contain a double bed.This bedroom also has a wooden floor. There are 11 stairs each of approx 9 inch depth from the second floor to the top floor, which is a dorma style bedroom.This part of the staircase twists.The narrowest gap from the stirs into the top bedroom is 24 inch width.The width of the bottom of the staircase from floor 2 is 25 inches.

Bathrooms, Shower-rooms and Toilets

There is a raise in level of approx 1 inch from the landing into the bathroom.
The bathroom floor and wall are Travitine wall and floor tiles.The clear door opening width from the landing into the bathroom is 34 inches. The shower is situated over the bath and the bath has a glass shower door that open outwards.The bath has a handrail. The height of the WC from floor to seat is 16 inches. It is a pedestal sink and the height from floor to handbasin is 32 inches. The taps in both the bathroom and hand basin are lever.
the bathroom has a central spot light and a shaving light above the mirror over the sink.There is also a shaving point. There is a oak wooden slip " mat" and a bath/shower non slip mat available for use. There is a heated towel rail next to the WC.

Additional Information

The nearest public telephone box is located in Chaplehay Heights, next to 11-21 Gordon Row.From the cottage front door you turn right out of the door and at the end of the terrace turn right and walk to the top of Franchise Street

There is a post box located to the left hand side of the road by the childrens park area.Continue straight up the road to Chaple hay Heights where the telephone box is located on the left hand side.The telephone box accepts coins.

From the kitchen there is a door leading out into a small courtyard with an external building .The right hand side door contains a washing machine and tumble dryer above.The full sized door opens outwards with no obstruction.
The left hand side door contains a mop bucket and beach toys and Garden table and chairs ( if not already out). Within the house is a fire blanket located in the kitchen, 2 fire extinguishers, one on the ground floor and one on the top floor.There are wind up torches in case of emergency to be found in the under stairs cupboard.
